The Office of the Otter Tail County Auditor-Treasurer will receive sealed bids for the sale of the following described real property:

Legal Description

Lot One (1) Block One (1) Tri-Lakes First Addition, according to the recorded plat thereof, Otter Tail County, Minnesota.

Containing 60,751 square feet, more or less. RESERVING an easement for County Highway purposes over, under and across that part of said Lot 1 lying northwesterly of the following described line:

Commencing at the most westerly corner of said Lot 1; thence South 26 degrees 35 minutes 23 seconds East (bearing is based on Otter Tail County Coordinates - 2011 Adjustment) along the southwesterly line of said Lot 1, a distance of 27.53 feet to the point of beginning of the line to be described; thence northeasterly along a non-tangential curve, concave to the southeast, having a radius of 512.96 feet, a delta angle of 6 degrees 47 minutes 20 seconds and a chord bearing of North 36 degrees 09 minutes 29 seconds East for an arc distance of 60.78 feet; thence North 39 degrees 33 minutes 09 seconds East a distance of 77.30 feet to the northwesterly line of said Lot 1 and there terminating.

AND RESERVING an easement for County Highway purposes over, under and across that part of said Lot 1, described as follows:

Commencing at the most westerly corner of said Lot 1; thence South 26 degrees 35 minutes 23 seconds East (bearing is based on Otter Tail County Coordinates - 2011 Adjustment) along the southwesterly line of said Lot 1, a distance of 272.77 feet to the point of beginning of the land to be described; thence continuing South 26 degrees 35 minutes 23 seconds East along said southwesterly line, a distance of 15.12 feet; thence South 07 degrees 12 minutes 08 seconds West along the westerly line of said Lot 1, a distance of 107.22 feet; thence South 84 degrees 36 minutes 30 seconds East a distance of 40.08 feet to the easterly line of said Lot 1; thence North 07 degrees 10 minutes 22 seconds East along said easterly line of Lot 1, a distance of 120.06 feet to the intersection with a line which bears South 84 degrees 36 minutes 30 seconds East from the point of beginning; thence North 84 degrees 36 minutes 30 seconds West a distance of 48.44 Feet to the point of beginning.

A certificate of survey is available for public inspection during normal business hours. The certificate of survey indicates four encroachments (Plastic Shed, Propane Tank, Sand Box Deck and Playhouse), as well as, a concrete retaining wall and concrete pavers (fire pit). These items are not part of the real estate sale and will be removed by the property owner to the East unless the successful bidder is the property owner to the East. Removal will occur within 30 days of the bid award date. Removal of the above noted items from the site and restoration of the site, as needed, will be completed under the direction and supervision of the Land and Resource Department.

The sale and planned future development/use of the above-described property is subject to all existing easements and public road rights-of-way of record, as well as to County and Township ordinances as applicable. Potential bidders with specific development plans are encouraged to meet and discuss with the Land and Resource Department their specific plans.

The Office of the Otter Tail County Auditor-Treasurer, Government Services Center – 510 Fir Ave W., Fergus Falls, MN will accept sealed bids until 2:00 p.m. on Monday, May 20th, 2024. The Otter Tail County Auditor-Treasurer’s office will open and read aloud the sealed bids on Monday, May 20th, 2024, beginning at 2:00 p.m. in the Dead Lake Room, located in the Government Services Center – 510 Fir Ave W., Fergus Falls, MN.

A bid bond or cashier’s check equal to at least 5% of the total bid amount must accompany the sealed bid. The cashier’s check should be payable to the Otter Tail County Treasurer. Otter Tail County will require payment in full at the time of closing. In addition to the total base bid amount, the successful bidder will be responsible for the legal publication cost, any County and/or Township deferred, pending or current assessments, any legal costs related to this sale and all other costs, fees (recording fee and well certificate fee), taxes (deed tax) etc. associated with the closing of the sale.

The Otter Tail County Auditor-Treasurer reserves the right to open competitive bidding immediately after the bids have been opened and read on Monday, May 20th, 2024, from the floor to those individuals/entities that submitted a qualified sealed bid on or before 2:00 p.m. on Monday, May 20th, 2024.

A qualified sealed bid will consist of the following: the County Official Bid Form, the total base bid amount, which excludes the additional costs noted above, a preferred closing date for the property transaction, contact information (mailing address, email address and phone number), signature and either a bid bond or a cashier’s check equal to at least 5% of the total base bid amount. The Otter Tail County Board of Commissioners will award the sale of the above-described property on Tuesday, May 21st, 2024, to the highest and most responsible bidder (the bid most favorable to the County); however, the Otter Tail County Board of Commissioners does reserve the right to reject any and/or all bids. All iron ore and other valuable mineral right in and upon the property shall be reserved to the County of Otter Tail, MN.
