The Office of the Otter Tail County Auditor-Treasurer will receive sealed bids for the sale of the following described real property (land and building):

All of Lots One (1) and Two (2) and part of Lots Eleven (11) and Twelve (12), Block Twelve (12) of Sawbridge’s Addition to Pelican Rapids, on file and of record in the office of the County Recorder in and for Otter Tail County, Minnesota, more particularly described as follows:
Beginning at the Northwest corner of said Lot 2; thence South 89 degrees 33 minutes 52 seconds East (assumed bearing) along the North line of said Lots 2 and 1 a distance of 100.28 feet to the Northeast corner of said Lot 1: thence South 00 degrees 00 minutes 52 seconds East along the East line of said Lots 1 and 12 a distance of 150.59 feet; thence North 89 degrees 59 minutes 07 seconds West a distance of 21.09 feet; thence South 00 degrees 00 minutes 53 seconds West a distance of 6.55 feet; thence North 89 degrees 59 minutes 07 seconds West a distance of 79.15 feet to the West line of said Lot 11; thence North 00 degrees 01 minutes 32 seconds West along the west line of said Lots 11 and 2 a distance of 157.87 feet to the point of beginning. Containing 15,655 square feet.
Together with and subject to an Easement for Ingress and Egress purposes, said Easement is hereinafter described as Easement A. Also, together with and subject to a party wall agreement along the south line thereof. Also subject to any other easements or restriction of record.
Easement A – An Easement for Ingress and Egress purposes, said Easement is described as follows: The West 8.00 feet of Lot One (1), Block One (1) of Haugen’s Rolling Acres, on file and of record in the office of the County Recorder in and for Otter Tail County, Minnesota. Together with the East 8.00 feet of Lots One (1) and Twelve (12), Block Twelve (12), of Sawbridge’s Addition to Pelican Rapids, on file and of record in the office of the County Recorder in and for Otter Tail County, Minnesota.
Together with all hereditaments and appurtenances belonging thereto, subject to the following exceptions: 1. Party Wall and Maintenance Agreement dated the same day as this Warrant Deed, between Jerry Leaf and Roger Schleske, and the County of Otter Tail, with respect to a Party Wall Agreement and Repair and Maintenance Agreement. This Warranty Deed is subject to the terms and conditions of that Party Wall and Maintenance Agreement and further conveys to Grantee the rights specified in the Party Wall and Maintenance Agreement. 2. The above described real property (land and building) will be sold in its current condition. The property was previously used by Otter Tail County as a solid waste redemption center. The sale and planned future development/use of the above described property is subject to any and all existing easements and public road rights-of-way of record, as well as to city codes/ordinances as applicable.
The Office of the Otter Tail County Auditor-Treasurer, Government Services Center – 510 Fir Ave W., Fergus Falls, MN will accept sealed bids until 1:00 p.m. on November 1, 2019. The Otter Tail County Auditor-Treasurer’s office will open and read aloud the sealed bids on Friday, November 1, 2019 beginning at 1:00 p.m. in the Otter Tail County Commissioners’/Otter Tail Lake Rooms, Government Services Center – 515 Fir Ave W., Fergus Falls, MN .
A bid bond or cashier’s check equal to at least 5% of the total bid amount must accompany the sealed bid. The cashier’s check should be payable to the Otter Tail County Treasurer. Otter Tail County will require payment in full at the time of closing. In addition to the total base bid amount, the successful bidder will be responsible for the legal publication cost, any County and/or City deferred, pending or current assessments, any legal costs related to this sale and all other costs, fees (recording fee and well certificate fee), taxes (deed tax) etc. associated with the closing of the sale.
The Otter Tail County Auditor-Treasurer reserves the right to open competitive bidding immediately after the bids have been opened and read on Friday, November 1, 2019, from the floor to those individuals/entities that submitted a qualified sealed bid on or before 1:00 p.m. on Friday, November 1, 2019.
A qualified sealed bid will consist of the following: the County Official Bid Form, the total base bid amount, which excludes the additional costs noted above, a preferred closing date for the property transaction, contact information (address and phone number), signature and either a bid bond or a cashier’s check equal to at least 5% of the total base bid amount. The Otter Tail County Board of Commissioners will award the sale of the above described property on Tuesday, November 5, 2019 to the highest and most responsible bidder (the bid most favorable to the County); however, the Otter Tail County Board of Commissioners does reserve the right to reject any and/or all bids. All iron ore and other valuable mineral right in and upon the property shall be reserved to the County of Otter Tail, MN.
